This is a little less then 180, but should be rounded up anyways

I think 144 should be in the range

2 sales at 180 vs 1 sale at 144, clearly an outlier

I don't really see what the issue is with 144-180. Data points shouldn't be removed without reason. If possible, all sales should be included in a range. At times sales are so far apart, we don't really have a choice, but 144-180 is not too wide at all. It's not really any different from a range of 14.5-18 keys on a lower tier item.

If it helps at all, im the current owner and I wont be selling this for a long time

While I fully agree on the matter regarding ranges in general, I do want to point out here that the first sale here is significantly higher than 180; the average/mean value of these 3 sales will actually be around 180

Seeing as you're selling it, maybe leave this and wait to see what kinda of offers/eventual sale you end up with
