its probably worth checking out some of those "low" sales, or the inferno carlton to see if the sellers can somehow already be fit in the range, and otherwise its probably best to let this one stabilise before pricing it. There are too many low sales here to ignore; if theyre all actually below 40 I wouldnt even be opposed to having 40 itself in the range here.
