Eh, the median would be like a 1.5 key difference, this is probably fine.

Its probably worth waiting for him to sell (or for more sales in general). If he sells soon, then 30 may prove to be low. If he remains unsold for a long time, then 46 will prove to be high.

At least one other data point here will be very valuable

Is the suggested range still valid right now? Perhaps 41-46 would seem better than 30-41 or 30-46

Something was probably added here, it's definitely not the pith though. If this really were a 1:1 it'd be a high outlier.

So we have sales at 30, 41, 43, 46 and ~70? I think it's fair to call 30 an outlier here. 41-46 should be a better price for this.
