Don't you need more confirmed sales? I just think it's not enough.

Well, ideally he would show where the current buyers and sellers are. A quick look and classifieds shows buyers at 4.77-4.88 and the lowest seller at 5.11, so this is about right. If those didn't match up with the suggested range, this would be closed based on just the one sale.
