Since right now this is getting used to price the modest, an argument could be made not to use the 250 sale. Will probably leave this up for another week to see if any more sales happen

One recent sale was really low - bulk cash-out type deal. But that's now 2 sales at 300 and 5 sales less than that, which makes me uncomfortable pricing this at 300 flat.

That would put the sale at close to 250. That's two sales at ~250 and two at ~300. Should get a range.
