I mean there are sales but i woudl defintely pay 92 for it though thats the thing. ;/ i feel its kinda low

Considering you have 2 sales and one is low I think another sale would be useful here to reinforce the outlier and provide extra proof, as sales we so far apart. Also buyer has gone.
