I am not convinced here. The two other sales that happened around that time are much lower, and far closer together

This sale is an outlier with that in mind. All those sales happened in a time frame of 10 days. Considering this the only in-date sale is bending the rules up to a point where applying them would beat the purpose for which they were created in my opinion. If you wish to, you could ask for a second opinion, but I would be against.

I legit forgot about the other two sales, my mistake completely.
