Modest is indate at 250, but 2 clean sellers at 195 and 200, 1 at 220

The market on the beams modest has completely changed since the sale happened here, so I don't think it's fair to value it at its current price but rather the value at the time of the trade. I accepted the modest suggestions with fresh sales on March 9 - three sales at 250. The sale here happened on March 20. Current sellers on the modest at 200 probably don't reflect the value of it at the time.

So I would go with either 200 flat or a more conservative 200-225.
