This should probably be 22 flat. Your basically getting 25 from a super high outlier and a 1 month unsold, both of which seem illogical to include in the range.
I was thinking about whether i should simply call the 1st sale an outlier or not, i will ask a mod before i resuggest tho, but i fully agree.
