You're right, I meant to put 84. I capped the 85 sale at 75 though due to the near month unsold at 75.

So the capping off sellers is really not appropriate - and you do this a lot :P
If 85 is an outlier, it should not be factored into the suggestion. It should not be the reason high end is 75. Your valid sale is 70, so this should be 70 flat. Right now, high end of 75 is based on unsuccessful sellers - so you are artificially inflated this.
70-75 is close enough HERE. But it would not be okay if the sale was 60 and you made the range 60-75
