Of the three sales at 14, two of them sold in a short-ish amount of time. However, these sales are way too frequent to be ignored. Keeping 14 in the range.

Given that 14 sells pretty quickly, and the declined offer of 13 on one of the listing, 12 would be pretty low. Excluding 12.
