A few things here:

That does not work like that. If it is recently priced at 12, it will be counted as 12 in the suggestion. Additionally, you do not make ranges with a single sale like that. That sale is 51 keys here.
Sales such as sale 3, where multiple small hats were traded for one larger one should not be used to price the tree (one of the smaller hats).
Coincidentally, that would make the appropriate range 50-51 here, which corresponds with the mean here (rounding the 0.5), so Im going to accept it as good enough here, but please take the above into consideration for future reference.
