Your low end comes from a bulk sale, which is also close to quickbuyers(bot qbuyers at 13). I think it should've been pretty obvious to exclude that sale when the wet works was almost twice the guadalajara's value(in the trade obviously, you're valuing the guad at 14).

16 flat is better here, resuggest at that.
