Why is sale 2 low but sale 3 not high? With the data points as we have it here Id either call high and low outliers and suggest a flat value, or leave it unpriced (the second one having my preference here; sales all over the place)

Since we currently have discrepant sales and two are currently on the market, this should remain unpriced for now. We can re-assess once it sells again.
