In this case, I would resuggest factoring in the baron (no worries, no mini needed, the only recent sale for the baron is this one). Please resuggest at 73. Our reasoning for this is, while yes, the baron was not involved in the initial trade, the trade offer the buyer sent you implies they felt bad taking the trade as is, implying the intrinsic value for this hat is lower. It would not be reasonable to infer that the B/O the buyer would have set in place had they listed it would have been far below 84 keys in pure if they were not only willing to take, but felt bad about taking 84 in items.
