That sale would cap at 360 keys regardless. Might have sold though for even less than 360 since you said it is an undisclosed amount. Seeing as it was listed for quite a while at 360, I don't think 400 flat works here.

Quickbuyer at 200 indeed, the ~235 sale is a low outlier. However im not opposed to closing this after 1 month of wait for a third sale, if Bull cant sell by then, 400 flat wont work, i assume.

235 is not a low outlier with the only other sale being 400. Right now 400 flat is high and 235 is low. We need a third sale to determine the outlier and to form a range. The old price is 260 so 235 can be a normal sale and 400 simply high.

Your first part what i said xd Also with a B/O of 360, 235 isnt exactly normal, doesnt matter if unsold or not.

I wouldn't call 400 high when I got this offer a couple days ago and declined (KE is priced at 450, has an open sugg for 455)
