We have 2 usable sales (20 and 36), but bulky sale supports high end here. I'll include unsold at 30 in the range and take 30-36

Eh, Im not convinced. Aside from that bulksale we have 2 very discrepant sales. Either flat value is probably off, and making a range with the highest sale and an unsold doesn't strike me as a proper solution here. I'd leave this unpriced
