28 is going to be too high here. Matured sellers at 24 and 25 keys. I also think 21 is too low. Both sales at 21 keys are 2+ months old, and the market was different back then. 24 keys flat honestly seems like the most accurate price for this at the moment. Buyers up to 20 keys also suggest 21 is somewhat low. Going with 24 keys.
