Sorry but if it sold for 122 keys in a day then 125 as low end of the range seems too low. One of the 125 key sales is definitely a quicksell too (3 days) and the other one might be too or do you know how long it was listed ?

I'm okay dismissing 105 as qs here. The actual common trading point here should be 120-130, but with 2 sales at 173 and the tyrants kinda backing up that part of your range (as well as the fact that some of the lower sales went relatively fast), I'd make this 120-175 (or 120-180 if you REALLY want to - I'd render it an outlier here since the actual sale deviates much more from the common trading point, and the only thing bringing it relatively close is that buyout; my vote'd be 120-175)
