I would not call 12 an outlier here despite the 2 month unsold(which now relisted to look young, sneaky). 12 has too much support going on for it, including the TWO sales at 14 that you're also excluding.

The sale at 12 also sold while the seller at 12 was unsold, further proving it's not an outlier.

Resuggest at 11-12.
