Sales: 38 / 38 / 42 / 46 / 47 / 55

55 is an obvious outlier, the two 38 key sales are pretty low too, considering buyers are a key below them. This leaves 42-47 as a proposed range.

With sellers at 40 however who continue to sit there and slowly mature, this could be left unupdated in a week or 2 already.
