Taking 45-46 keys
Pointing out here that sale 2 is outdated (and sale 1 is cutting it awfully close :P).
Im not that opposed since both sales here are pure, and sale 1 was in-date when it was suggested (the extra data point from the same time frame doesn't hurt I suppose). I do want to urge you to use sales past the 3 month threshold as little as possible - in plenty of cases they won't be acceptable.
Considering this as fine here since:
- The hat is plenty outdated, so an update is actually fruitful
- Sale 1 was still in-date when it was suggested
- Data points arent awfully spread
- Limited current market (one on mp for roughly this value)
- You've looked at other sales from the same time frame to ensure you're not cherry-picking around the 3 month threshold
- The sales being pure is a pre
Situations where past-due sales are used are decided case by case, and the above are just a few guidelines for arguments we use to see if a case is acceptable or not, and in this instance Im okay letting it slide.
