Why do you say 40 is an outlier? There's nothing on classifieds to show that 40 is an "outlier", neither did 40 sell quick.

Both sales are pure, if 40 is an outlier, 65 for all we know could also be an outlier here. It's better to either to include both sales, or exclude both sales.
