Summary:

29 is probably too high, given B/Os currently on the market + in the past, however, 21 is probably too low, as I quickbought it for 20.5 when buyers were at 19.5, as well as the fact that the other 21 sale was never listed at 21 but at 23, so it could of sold really fast for 21. However, the average of these should be decently accurate, so I will use all sales. Hopefully this makes sense.
