28 is prob a fine low end since 27 qsed, but 38/39 seem high/not indicative of current market. I would go with 34 as the high end as its a recent sale, supported by current market. 36 is outdated so you shouldn't use that
First, thanks for the update!
All those sales are within the current range (besides 25 and 27).
Not just that, 36 is outdated now, obviously, due to the suggestion being up for 2+ months. From the time of the suggestion being made, if the sale was indate, why would you exclude it after 2 months of the suggestion being up.
My point being, it being outdated now, should not be a reason to exclude it, it was perfectly valid, and still is.
But, I agree for 38 and 39, they seem high due to the current market, I'll wait to see what a mod says though, because for all I know this could be fine right now.
Im fine with this; there have briefly been buyers higher than 28. Low end may be a tad low and high end may be a tad high - on average this is fine.
