Summary:

Gonna call 13 and lower low, and 22 and higher high, given where current buyers + sellers are. Including 14 as the low end (even though it qsed) as it is supported by the 4 sales for less. This makes a balanced range, w/ 3 high outliers and 3* low outliers.
