I agree with J, 150 seems a bit high. 76-104 would be a more conservative raise. What is your reasoning that you choose to go 105-150 instead of the range proposed by J?

yes. 150 seems more like the outlier, would be 161 after the Masque was updated without the buyout, more than double of the 76 pure sale and 1.5x times as much as 104 almost.

I'd cut 150 here and go for 76-104 (keeps it at a nice rounded average of 90) so it uses the closer 2 sales and not an outlier in the range.

I can go 105 flat too i guess. With 2 sales above 100, it does not make sense to me to include a sale below 100, bigger range in technicality or not. The sale is 150. The Masque, like i said, is to be taken as 75, since thats what it was worth at the time of the sale. Since so many people have now expressed their concern to the range, it made me rethink the so obvious decision of 105-150 before. I shall ask for mod imput to make the final decision, whether 76-104, 105-150 or 105 flat.
