Also seems odd for the buyer of 16 to dump for 12 within the same day, somewhat interesting how 22 keys leave the bp without anything else notable going into the bp, might be worth contacting the buyer for the "12" to see if that actually is the sale.

Also given buyers @ 11+, I feel like 12 could be considered low - https://gyazo.com/552edb3b84153aa0f4b8462fad7610f9 . Might be best to go 16 flat but you should wait for a mods opinion.
