Hmm, not sure they do. Lookin at sales history, sure 20-25 is a common trade point, but there is quite a few sales over that too and buyers are at 19+ keys. Idk

the sheer amount of new lower sales is a strong indicator that 30 and 35 are high here.

given the buyers at 19+ i'm fine with excluding both lower and higher sales resulting in a range of 21-22 keys
