Conclusion

I reckon I should start doing conclusions now on my suggestions.

Seeing as buyers are at 8.5 - 9 keys, excluding the 4 x 8.5 sales

The 2 x 14 key sales are from May and keys have risen since then. They sold for $26 rather than the $25 trading point more recently

Honestly, I'm going to exclude the 4 bottom sales and the 4 top sales and take 10 - 12 keys
