What is your reasoning behind your outlier decisions??

Common trading point is at 10 - 12, i feel like 15 is just an outlier with the given sales

The problem I have with this is that your range is too lopsided here. If there was no sale at 17 I would've understood, but youre cutting off two higher sales without counterbalance on the other side, and it is not really based on anything. Especially since your low end is at buyers value (pretty sure they were very close to your low end when this was made), 11-15 would probably be more suited here.
