CONCLUSION:

Excluding 20 as it's under buyers price.

Excluding 40 as it seems high compared to the other sales, and during the time of the sale, sellers were at 31 and 33.

Excluding 27 as it quicksold, and is close to buyers price.

28 is also close to 27, but I do not want to exclude too many sales here.

Taking 28-35 keys here.
