Seems like it took a month to sell at 30. the excluding both rationale generally only works when one is a high outlier and one is a low outlier. In a case like this, it would induce a falsely lopsided range, especially seeing how it took a while to sell significantly below your suggested range.
I would leave this outdated or include 30
