Adding the total together (unusuals) -> 70k (Circling peace sign pyromancers mask) + 105k (sunbeams allbrero) + 9.5k (circling peace sign guadalajara) + 4.6k (holy grail bad pipes) = 189.1k + 29k pure = 218.1k
PE mask = 247.5k so -> 247.5k - 218.1k = 29.4k (rough cost of haunted ghosts feathered fiend here)

As you said, the 29 sale is bulk. It doesn't make sense to price a hat with a sale where it is such a small part of the trade. If the hat you a pricing is valued at less than 50% of the trades value, it shouldn't be used. In this case, the hat is way less than the 50% threshold, only accounting for maybe 10% of the trade value (~220 key trade)
This should be 30 flat.
