9 seems low due to buyers at 9.
12 and 15 seems high due to the past sellers at less.
going with 10-11 here.
welp. for 10 keys goes pretty fast
The 9 sale had a b/o of 14, so it most likely sold for that, but if not, it was likely more than 9.

The 10 sale is actually 2 10 sales, was a tradeback. Given that it is lower than the other sales + the stn unsold I am fine including it

I probably would of included 12 since we are excluding potentially 2 sales at 14/15 but 14 dumped for less + stn unsold, this is probably close enough.
