11 was under buyers at the time of the suggestion, so I think its fair to call that low. Unless im blind, im also not seeing any sale at 12, so I think 13 could be a decent low-end here. Still below buyers but supported by the sales at 11.

Given past b/o's 15 still seems like the best high-end, 13 - 15 should work here.
