The 54 sale was still technically valid when this suggestion was made, and excluding 2 lower sales makes 70 seem high.

Even though there's a buyer at 56 Keys, I'd go 54 - 70 here.

Edit: buyers are now creeping up to 60, so 70 flat now looks to be more reflective of the current market.
