As noted by aj, your minis are not correct and the sales are discrepant. This suggestion in its current form will not pass.

With that, the starboard is going to be an outlier here, and the tomislav sale can't really be used but would be an outlier here if it'd use the value of the other sale. This can get a range with the sale mentioned here and your sale 2, but you will need appropriate minis.
