Where is the range coming from? Also, rounding to full keys in case of range should be applied, 8.33 keys is not valid.
You also have to check every sale there is within last 3 months, so you missed one:

Seems like it was dumped in bulk to quicksell.store, so in this case your sale is the only valid one.
Price of the key on 19th July was $1.7, so $12.00/1.7 = 7,05 ~= 7 keys
HOWEVER, there are multiple sellers below 7 keys, so this probably should stay unpriced.

With two sellers at 5 and 6.1 keys. Suggested price seems a bit high to me.
Also no idea where the 8.33k come from, you can't have a range with only one sale.
I was gathering information the best I can, but thanks for the feedback will learn next time!
with that being said, you should close this. Also, for future reference, where ever you take your sale from (in this case mann co store) you need to use the active key price from that site
