It's a large stretch, I'd call it an outlier though if there's any other sales that show a similar pattern, will redo the price suggestion with a range more geared towards that range.

Yep fair enough, buyers were 950 anyways and ive been offered 1.1 and 1.2k already

Cannot call 1150 an outlier when it's above buyers and there's only one other sale close to it. This will need a range.
