We're at the point of excluding three pure sales and using the oldest sale we have (nearly 3 months old) to price this. Do you reckon it's better left unpriced for now? Seems to be wildly discrepant

I thought the sales 9.5 and 11 generally supported 10 keys here, since taking 9.5 - 11 would have led to a similar midpoint. Maybe 10 is okay here?
