Better to close this and not resuggest given that the person is willing to go down to 22 or would it be fine to take 24 flat since it hasn’t sold yet?

24 flat wouldn't make sense since there are no sales at 24. might be best to leave this outdated for now and wait for more sales since 26 looks high here right now
