Excluding both 23 and 34 since they are below and at buyers right now. Range barely works so I'm just going to try pricing it but do tell me if its better to leave outdated!

i wouldn't include 79 in the range here as this sale looks like the obvious outlier here, it being extremely far away from the other data points mentioned.
