Taking 40 - 69 as even though 40 is close to buyers it still took a few weeks to sell.

Heya! I'm not sure why you included 40 here seeing buyer's were at 40ish already when it sold? Better to just take 49-69 here instead!

I checked with Icy on the 40 sale he didn't seem to oppose putting it in the range.

Well maybe given that it was sold to a regular person and not a bot it could be taken, that and buy orders would round down to 40 regardless. I mean if you think it's fine to stay at this range you could wait and see what happens then!
