Even with buyers at almost 15 right now they only rose up recently and given a lot of sales below buyers I'm inclined to take the 14 sales but not the 13 sales and instead use those to reinforce the fact that the lower sales should be fine. Also even with sales being all close to buyers this needs a raise so the range I will be taking should be fine and better than outdated price anyways
