Excluding 86.69 and 111.67 given they are way above sellers and 14.19 and below given they are below buyers, also excluding 15.75 here given it seems to be a low outlier and too close to buyers compared to the other usable sales. Should be fine here to include the sales above 20.30 given its only one seller at that while the next one is at 24.18ish keys, would exclude 25.14 here but given its two sales at that and all sales would fall in the range if taken I think it should be fine here!
