Overall I think the range is skewed a bit too far on the low-end. We're excluding 8 sales on the high-end and only one on the low-end. The market has also started to show this range is too low as well, as there are now buyers up to 26 - I'd prefer 26 - 33 as a more balanced range here. Sorry for not getting to this until now, this had plenty of sales so it should have been handled months ago.
