do not average sale values to get a suggested price. eliminate outliers and form a range if there are multiple sales left
if these are the only sales recorded, would a range still be used or will an average work then?
no, 1 sale would be a the price it sold for, no range
The two sales are indate of each other, would that justify using a range? Or should the price suggestion take the price of the later of the two sales?
if there are 2 sales there is a range and not a flat price
