I'm not a fan of excluding 86 here. 80 needs to be excluded because it's below buyers, but the fact that 86 resold for 90 indicates that 90 flat is too high.

This is one of those cases where you'll need to include the sale that resold for less, due to all of the other factors at play. 90 flat is too high due to two sales below it, 80 is too low since it's below buyers. So 86-90 has to be the compromise here.
