You don't 'meet in the middle', you check out all sales and determine what is your range from there.

12.5 is the middle it can't be that so it's either 12 or 13.

if you have sales at 5 and 20 and nothing is countering either, it might be best to leave it unpriced

yes this is correct. it would be best to leave this unpriced for now and wait for more sales before pricing as both sales are very discrepant. you shouldn't be averaging both sales either to suggest this at 13 as there was no sale at 13 so that does not make sense for that to be its price
